How to Request a Repair

To request a repair, please complete the official repair form and return it to the Maintenance Officers.

You will be asked to:

  • Provide your name, address, and phone number

  • Confirm whether we can pass your number to the contractor

  • Describe the nature of the repair

  • Note any times that are inconvenient for a contractor to visit

What You’re Responsible For as a Tenant

Tenants are responsible for carrying out certain minor repairs and maintenance tasks within their home. This includes things such as changing locks if keys are lost, replacing toilet seats, unblocking household drains, re-securing loose fittings, and repairing any damage caused through misuse. British Gas Repairs

Franklyn Housing Co-operative has a service agreement with British Gas (Contract No. 911001190878). This covers repairs to the boiler and its controls, all visible gas supply pipes, and the gas central heating system, including radiators and radiator valves.

If you need to report an issue covered by this contract, please contact British Gas directly on 0333 202 9797.

Alterations & Improvement Works

If you want to make changes to your property — such as replacing kitchen fittings, taps, floor coverings, or carrying out any external work — you must request written permission from the Co-op before starting any work.

Permission is not required for:

*Decorating internal walls, ceilings, and woodwork

*Replacing small fittings like shower heads, WC seats, or basin plugs

However, if the work involves areas that are normally the Co-op’s responsibility, such as kitchen units, doors, or bathroom fixtures, written approval is essential.

All works must be carried out by competent tradespeople, and electrical work must include an installation certificate.

Window Renewal Programme

The windows across the estate are being renewed in three phases:

Phase 1 is complete

🔧 Phase 2 is due this year

📅 Phase 3 will follow next year

This ongoing work will help improve comfort and energy efficiency across all properties.
